Work with me: services and how fees work
For colleagues who want to know exactly what I do, what it costs and what they get before they book. The short version: the call is free, fees apply only to a transaction, and they are confirmed in writing first.
Dubaiesque offers seven services through Provident Real Estate, with fees of 0% to the buyer on developer off-plan, 2% plus VAT on secondary sales and 2% plus VAT on clinic transactions, always confirmed in writing before any work starts. Every engagement begins with a free 30-minute call and a written summary within 48 hours. Last reviewed 22 October 2026.
What services do you offer?
- Off-plan and secondary purchase. Sourcing, viewing, negotiation, Form F, DLD transfer or Oqood, handover and snagging.
- Sale. Valuation on DLD comparables, permitted advertising under Provident with a Trakheesi permit, negotiation, transfer.
- Leasing and management referrals. Tenant finding, Ejari, management through Provident's leasing team.
- Golden Visa property sourcing. Property chosen so that the DLD-assessed value supports the AED 2 million route, under the 2026 rules.
- Clinic and healthcare premises sale and acquisition. The dual-track DLD and DHA process, under NDA.
- Due-diligence coordination. The 30-point checklist, with your auditor, lawyer and biomedical engineer.
- Relocation guidance. The licensing route for your profession, documents, timelines stated as typical, where to live, what a contract should say.
How do fees work?
| Service | Fee | Who pays |
|---|---|---|
| Developer off-plan purchase | Developer pays the commission | Buyer pays nothing to the broker |
| Secondary purchase or sale | 2% + VAT, standard brokerage | The party engaging the broker |
| Clinic or healthcare premises transaction | 2% of transaction value + VAT, minimum by agreement | As set in the written mandate |
| Advisory outside a transaction | By written retainer only | The client |
| Discovery call and written summary | No fee | Nobody |
Fees are confirmed in writing before any work starts. There are no hidden fees, no fee for the call, and no fee for an introduction to a tax adviser or mortgage broker.
What is the process?
Book a 30-minute call
Google Meet, Monday to Saturday 10:00 to 23:00 Gulf Standard Time. Nothing to prepare.
The call
Your situation, your questions, what I know and what I do not. No pitch.
Written summary within 48 hours
Your position, the options with dated and sourced figures, the next three steps, and who else you need.
Client preference form
Sent after the call, not before, so that the detailed questions (budget, areas, timeline, licence status) are answered once we both know it is worth it.
Transaction, if there is one
Fees confirmed in writing; Provident's transaction team, escrow and compliance behind every deal.
Who is this not for?
- Anyone looking for a promised return, a projected growth figure or a reason to hurry. I do not provide them.
- Anyone who wants a property advertised without a RERA permit, or a clinic marketed to the public before an NDA.
- Anyone who needs tax, legal, immigration or financial advice rather than a broker. I will introduce you to someone who gives it.
- Anyone who is not a medical or dental professional or a healthcare investor. I will still help if I can, but the site is written for colleagues.

Questions people ask
What do you charge?
Nothing for the call or the written summary. On a developer off-plan purchase the developer pays the commission, so the buyer pays nothing to the broker. On secondary sales the standard brokerage is 2% plus VAT, paid by the party engaging the broker. Clinic transactions are 2% of transaction value plus VAT, minimum by agreement. Advisory work outside a transaction is by written retainer only. Fees are confirmed in writing before any work starts.
Are you independent?
I am a RERA-registered broker (BRN 84122) with Provident Real Estate Broker L.L.C (ORN 1933), and every transaction goes through Provident. I can show you any developer's project and any secondary listing; I am not tied to one developer. Where a developer pays commission, I say so.
What is in the written summary?
What we discussed; your position (licence, visa, budget, timeline) as I understood it; the options with the figures, each with a date and a source; the next three steps in order; and who else you need, such as a tax adviser or mortgage broker, with introductions if you want them.
Do you give tax or legal advice?
No. Dubaiesque is a broker, not a tax, legal, immigration or financial adviser. I state the rules as published with sources and I introduce advisers I have used; the advice is theirs.
Can you manage my property after purchase?
Through referral to Provident's leasing and management services, yes, including tenant finding, Ejari registration and handover and snagging on off-plan completions.
Figures are indicative, dated and sourced where shown; they are not advice and not a guarantee. Dubaiesque is a broker, not a tax, legal, immigration or financial adviser. Take independent advice before you commit.
