Terms of use and digital download terms

1. Who we are

This website is operated by Dubaiesque Marketing Management, a sole establishment licensed by the Dubai Department of Economy and Tourism (Trader Licence No. 1659843) and owned by Dr Deepak Songra, 151 Cassiobury Drive, Watford, Hertfordshire, WD17 3AH, United Kingdom, info@dubaiesque.com. Dubaiesque is its trading name; it is not a limited company and not a licensed brokerage. Social media advertising is carried out under Social Media Advertiser Permit No. 8893885 (National Media Authority, UAE). All real-estate brokerage is carried out through Provident Real Estate Broker L.L.C (ORN 1933), Office 1601, O-14 Tower, Marasi Drive, Business Bay, Dubai, where Dr Deepak Songra is a RERA-registered broker (BRN 84122).

2. Using the website

You may read, download and print pages for personal, non-commercial use. You may not copy the content for publication, scrape it, or use it to train a commercial model without written permission. Links to third-party sites (DHA, DLD, ICP, GOV.UK and others) are provided for reference; we are not responsible for their content.

3. No advice

Everything on this site is general information from one clinician's experience and from published sources, with dates and sources shown. It is not tax, legal, immigration, financial, medical or investment advice, and it is not a recommendation to buy or sell any property or business. Figures are indicative, dated and sourced where shown; they are not a guarantee. Take independent advice before you commit. Nothing on this site creates a brokerage relationship; that arises only under a written agreement with Provident Real Estate.

4. Property information

Property and clinic information on this site is general. Specific property adverts are published only through Provident Real Estate with a Trakheesi permit number; no advert on this site should be read as an offer capable of acceptance. Availability, prices and terms are confirmed in writing at the time.

5. Digital downloads

What you buy. Each product in the shop is a PDF or spreadsheet delivered by a download link after payment, licensed to you for personal use. You may not resell, share or republish it.

Price and payment. Prices are shown in pounds sterling. Payment is taken by the payment processor shown at checkout; we do not see card details.

Your 14-day cancellation right and the digital-content waiver. Under the UK Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 you have 14 days from purchase to cancel a contract for digital content, unless you have asked us to supply the content within that period and acknowledged that you lose the right to cancel once the download begins. At checkout you will be asked to tick a box confirming exactly that. If you tick it and download, the right to cancel is lost; if you do not download within 14 days and ask to cancel, we refund in full within 14 days of your request.

Faulty or misdescribed content. If a download is corrupt, incomplete or not as described, email info@dubaiesque.com within 30 days and we will replace it or refund it under the Consumer Rights Act 2015.

Free downloads. Lead magnets are supplied free in exchange for your email and consent to receive related emails, which you can withdraw at any time.

7. Liability

Nothing in these terms excludes liability for death or personal injury caused by negligence, for fraud, or for anything that cannot be excluded by law. Subject to that, we are not liable for any loss arising from reliance on information on this site, for decisions made without independent advice, for third-party sites or services, or for indirect or consequential loss. For paid downloads, our liability is limited to the price paid.

8. Privacy

Personal data is handled as set out in the privacy policy and cookie policy.

9. Governing law

The website, these terms and digital downloads are governed by the law of England and Wales and the courts of England and Wales have jurisdiction, without affecting a consumer's right to rely on the mandatory rules of their own country. Any brokerage service is provided by Provident Real Estate Broker L.L.C under UAE law and Dubai jurisdiction, under its own written agreement.
