Golden Visa for doctors and dentists: the 2026 rules

For clinicians who want a ten-year UAE residence visa tied to property or profession, not to an employer. The property route explained by someone who holds the visa.

A 10-year renewable UAE Golden Visa is available to owners of property valued by the DLD at AED 2 million or more. Since the February 2026 ICP circular, mortgaged and off-plan properties can qualify on the DLD-assessed value with no minimum paid-in amount; a bank NOC is required for mortgaged property. Rules change; eligibility is confirmed at the time of application. Last reviewed 22 October 2026; sources: ICP, DLD, and the February 2026 ICP circular.

What is the Golden Visa?

A long-term UAE residence visa, issued by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP), that is renewable, independent of an employer and allows you to sponsor family. For clinicians, two routes matter: property, and specialised talent.

Which routes apply to medical professionals?

  • Property route. Own property with a DLD-assessed value of AED 2 million or more. This is the route I know first-hand and broker through Provident. Residential, commercial and off-plan can all qualify; since the February 2026 circular, mortgaged and off-plan property qualify on the assessed value with no minimum paid-in amount, and mortgaged property needs a bank NOC (source).
  • Specialised-talent route. The ICP lists doctors and specialists among the professional categories; eligibility involves your licence and an accreditation letter from the health authority, and the ICP decides. I do not process these; the ICP's Golden Residency page sets out the current criteria.
  • What does not count. The value of a clinic business, goodwill or equipment. Only DLD-assessed real property reaches the threshold.

What changed in February 2026?

Before the circular, applicants with a mortgage were widely required to show a minimum paid-in equity, and off-plan buyers were often told to wait for a payment milestone. The February 2026 ICP circular removed the minimum paid-in requirement: eligibility is assessed on the DLD's valuation of the property, mortgaged or not, with a bank no-objection certificate where there is a mortgage. For a clinician buying with a non-resident mortgage (typically up to 50% of value, terms varying by bank), that opens the route at a lower cash outlay than before. Rules change; eligibility is confirmed at the time of application.

How do I get the Golden Visa through property?

  1. Choose a property that the DLD will value at AED 2 million or more

Off-plan or ready, residential or commercial, in your own name. I check the title position, the developer's escrow and the DLD valuation route before you commit.

  2. Complete the purchase and register with the DLD

Secondary purchase: Form F, NOC, transfer at a DLD trustee office with the 4%% fee. Off-plan: Oqood registration. If mortgaged, obtain the bank's NOC for the visa application.

  3. Apply for the property investor visa

Through the DLD's investor channel or the ICP portal, with title deed or Oqood, passport, photo, health insurance and the bank NOC where relevant.

  4. Medical test and biometrics in the UAE

A medical fitness test at an approved centre and Emirates ID biometrics. You need to be in the UAE for this step.

  5. Visa issued, Emirates ID issued

Then sponsor spouse and children with attested marriage and birth certificates.

What documents will I need?

  • Passport with at least six months' validity, and current UAE visa or entry stamp if already in the country.
  • Title deed or Oqood registration in your name, showing the DLD-assessed value.
  • Bank no-objection certificate if the property is mortgaged.
  • Valid UAE health insurance.
  • Passport photograph to ICP specification.
  • Attested marriage and birth certificates for dependants.
  • Emirates ID application and medical fitness certificate, obtained in the UAE.

What does it cost to hold the visa?

Government fees for the ten-year visa, the medical test, the Emirates ID and health insurance are set by the ICP and the insurers and change; I quote them on the call, dated. The property costs are the real number: the price, the DLD's 4% transfer fee, trustee and registration fees, 2% plus VAT brokerage on secondary purchases (paid by the party engaging the broker; on developer off-plan the developer usually pays), and 0.25% mortgage registration if you borrow. The invest page sets these out.

There is no UAE personal income tax and no capital gains tax on personal property. Your home-country rules may still apply to you (UK and US residents in particular). UAE corporate tax at 9% can apply to business and short-let income above AED 375,000. The Dubai Land Department charges a 4% transfer fee on purchases.

Questions people ask

What is the Golden Visa property threshold in 2026?

Property valued by the Dubai Land Department at AED 2 million or more. The DLD's assessed value, not the price you paid or the price a broker quotes, is what counts. Reviewed 22 October 2026.

Does a mortgaged property qualify for the Golden Visa?

Yes. Since the February 2026 ICP circular, mortgaged and off-plan properties can qualify on the DLD-assessed value with no minimum paid-in amount; a bank NOC is required for mortgaged property. Rules change; eligibility is confirmed at the time of application. Source.

Does off-plan property qualify?

Yes, on the DLD-assessed value, under the same February 2026 circular. Before that circular, buyers were often told they needed a minimum paid-in amount; that requirement has been removed, and the position should be confirmed at application.

Can two properties be combined to reach AED 2 million?

Historically the DLD has accepted a combined portfolio where the properties are held in the applicant's name and the assessed values together reach the threshold. Confirm the current position with the DLD at application; do not plan around a forum post.

Does the value of a clinic business count toward the threshold?

No. Only the DLD-assessed value of real property counts. The goodwill, equipment or licence value of a clinic does not, however the purchase is structured.

How long is the visa valid and who is covered?

Ten years, renewable while you still hold a qualifying property. Spouse and children can be sponsored, and domestic staff. Your visa is not tied to an employer, so you can change jobs or run a business without a sponsor.

Is there a Golden Visa route for doctors without buying property?

Yes. The ICP's specialised-talent category includes doctors and specialists, subject to criteria that involve your professional licence and an accreditation letter from the relevant health authority. The ICP sets the criteria and confirms eligibility; I broker the property route and will point you to the ICP for the professional route.

How long does the Golden Visa take once I own the property?

The DLD issues the property investor eligibility and the ICP issues the visa; a few weeks is common when documents are in order, with a medical test and biometrics in the UAE. I do not promise a timeline; the authorities set it.
